Vegas home builders?

    KB Homes vs. Lennar vs. Toll Brothers vs. DR Horton vs. Pardee, etc.

    Does anyone have experience buying a house from them in Las Vegas? Would like to know the positives and negatives on their warranty and how their homes are built, etc. Any issues you've encountered, etc.....?

    You forgot American West which is local.

    I am in month 3 of my house being built and am very happy with AW as they are a local builder. Their homes are more modern and tall as mine is 3 stories.

    I’ve checked all those builders and fell in love with AW. What is your build criteria?

    Soft, location, bed/bath, price? Amenities? Single or multi?

    Toll Brothers stands out in that crowd. Question is whether KB or Lennar is the worst.

    The running joke about Toll Bros. homes here in the Philly area was to check the dining room cabinet of the sample home and see if the dishes are screwed down to prevent rattling when walking across the room. They are a Fortune 500 company and sell a shit ton of Lux-o homes and are as good as their subcontractors. I know they have a plant in the Philly area that makes roof trusses and walls so in theory there should be better quality control back East.

    We see that here a lot. Nothing but land and it seems everything is on a 4000 sf lot and going two with a loft or three.

    I must say that i dislike the small lot sizes in Vegas. I was really surprised and disappointed at the same time. The thing about these homes is that building a 700k fully loaded American West Home in Las Vegas is a 5 million dollar home where I live. I just like the concept of building up instead of out.

    The one home I promised myself to build after 5 years is the Madison. It is just under 5k sqft, modern, 3 stories and a rooftop deck. I know we all have different tastes but there's something about this home that I really love.

    Guess one of the things for me is locationally apt. Mid-century modern sure plays well in the Coachella Valley, for instance. Stacked and packed in an urban setting. But we want a view, wherever.

    Good info, thank you! Looking for at least 3BR/2BA at a minimum, with a 2-car garage. Single or multi is fine. Over 1500 sf. Price should be under $400,000 if possible. Would love one with a walk-in closet and dual sinks for the wife.

    Do you have a location in mind?

    Southwest, Southeast, West, Northwest? A lot of builders focus on certain geographic locations with their communities.

    Not sure. Just looking for an area that has grocery shopping, restaurants, etc. nearby. Not a housing area in the middle of nowhere.

    You can find all of those, and likely all your housing parameters, at most any point of the compass across the valley.

    When I was researching about building a house in Vegas, I came across a lot of negative stuff about KB Homes. Take my advice for the grain of salt that it's worth, though.

    Locally, not Vegas, we looked at a DR Horton home. Man, it was big and the price was right. But, the workmanship and materials were fair at best.
