Home Reno/remodelling- this is why I have no planned trips

Last year we spent a healthy chunk of change on sprinkler system front and back. A backyard renovation removing old beds etc. planting new trees and adding landscaping beds etc.

Now we have a back porch laundry room/ breakfast nook renovation coming. The space is 9 feet by 12 feet. Ive mentioned before our house is 100+ years old. We are gutting the whole space. Where the windows are will be the same but huge picture windows. Bench seating with storage under the windows. The concrete slab square will be removed. Under this is a deep cistern tank that will be sealed up and floor leveled. The pos washer we have now is going and we are getting a W/d stacked combo with front load washer. Cabinets along the door side and next to the W/d - hot water heater in an enclosed cabinet. Thought about going with tankless but our house would need a huge electric wiring upgrade.

A table in front of the bench seating so I can relax and enjoy coffee/tea/ adult beverage etc. the bathroom window will be walled over as we have to replace walls and ceilings. Pull duct work through so we can get ac/heat. And if you watch HGTV reno shows I call BS whenever they quote prices. Or I need the names of their contractors. Also it is almost impossible to find a good reliable contractor. I feel confident in ours - thankfully. Below are pics of the area now. Renovation doesn’t start until late this month or next month. I just had to pay $2000 to get the two big windows ordered. Also the door into the house will be moved to the entry into the nook/laundry room and the opening from the kitchen will remain open.

I haven’t had a dryer in about 2 years and I’m really looking forward to it. Hence the clothes line strung across. Next year it will be our bathroom- picture pretty in pink - but not really — fugly in punk.

Wow. Monumental project. Fingers crossed !

The contractor part is what matters, thankful you have that. It’ll look gorgeous!

My husband picked out the color for the trim/door/and bench seating and cabinets. The walls and ceiling will be some shade of an off white. I leave that up to him- honestly he has better taste than me. He’s got more artsy design talent than I do. I got a D in art in junior high.

I do love earthy desert tones.

The view outside. Back in The 70s my husband Aunt -former owner had the house covered in cement siding - looks like stone. The windows are old glazed -probably almost 100 years old too. I plan to have the cushions on the deck reupholstered in oil cloth or something similar. The small window on the side will be walled up.

The huge windows yes they are keepers. Eddie my dog will be perched in a perfect squirrel viewing point. The small window we are giving up up for the hot water heater closet. Don’t know how it will look or what the final say will be on that. Most important is a huge increase in storage. For some reason houses built a hundred years did not anticipate the need for 20 small appliances.
 
Don't feel bad about no dryer.
I haven't had one for years.
I hang dry everything and don't mind it a bit.
A few times a year I will go to the laundromat to dry blankets and rugs.
 
Love your clothes racks....use mine all the time! Good luck in the upcoming months....sounds like great plans!

That’s what I tell my husband! I just put down $2000 deposit for the 2 windows.

I’m actually hoping we take a Route 66 road trip ending in Vegas this fall.

Question. On a whim I laid out the heavy washed towels on a deck chair to dry in the hot SoCal sun and they dried alright, but they were stiffer than a board. Now I dry them only to damp so I cut down the dryer time, but why do they end up like that?
