Quick update. Landed this morning and in a rental by 830am. Drove by the Linq. They had one room available on the noisy side so I said I would wait. I'll will be working from the room so I figured quiet. Stopped for quick breakfast ... IHOP off the strip. Very exciting. Made a trip out about 23 minutes or so to do a drive by on the above homes plus one more.

5900 Cherry Blossom Ct Las Vegas, NV 89130 ... That one is at the very high end of our price range but no HOA and solar powered.

This is the address for the other link above
4509 Savin Cir Las Vegas, NV 89130

We drove by a couple others as well. Gotta go get a beer. Its 5:00 in IL... almost.

No Problem at all Tom, Sorry to hear about a funeral

Figure out how far the house is from a casino not necessarily from the strip. We are about 25mns from the strip, but can get to the M, SP and GVR in 10 minutes and we don't have to pay for parking.

Yes I have been picking a casino on the strip to see how far things are away.

I contacted one through zillow. But was not very happy with that one. Didn't seem to want to answer the few questions I had. I contacted a redfine agent but felt like I called the number on one of those porn flippers cards. I sent one an email but a different one contacted me. WHOA. They asked which homes I wanted to see and I told them. They didn't ask any questions about what I was looking for or offer to look for different homes for me through emails. I did not sign any paper work saying I would only use them. After talking to the agent today hopefully we will have a few more to look at tomorrow.

The 3 homes we looked at today didn't really knock on off our feet. They looked better in the pictures. The one on Savin was the one we liked the most, best pool out of the 3 but still needs a lot of work. . The one on Cherry blossom was not solar as advertised. So its out of the question.

That Cherry Blossom one must have been a dump and then totally gutted and remodeled. I just keep picturing that couple on TV that flipped houses lol. Sold in 2012 for 85,900 and now at $300 plus. That Savin one is ok but I hate nearly all the paint lol!!!!

Keep looking - you will find it.

A suggestion: May I humbly suggest renting for a while to see if you like living there? I love visiting vegas, but I lived there for 5 months and didn't really enjoy it so I left.

Agreed The Cherry blossom house looked nice but the solar was the only reason we looked at it. No solar no thanks. The Savin house definitely needed different paint and a new kitchen, some tile work around the pool. We did like it but the asking price should be much less that what they are asking. I think that was all the left over paint some contractor had laying around. The realtor said they are selling houses and then they are not appraising out and end up back on the market.

The plan is to try it for a year. Thought about renting but I am thinking I might be able to sell in a year or so and make a few bucks. Might/maybe/hopeful. LOL. Not totally against renting if we don't find a home to buy. Could probably invest my down payment if I rented and be ok that way as well.

Quick update. We did find one we liked and thought about throwing an offer in the hat but decided not to.

Nice place and great price as far as I am concerned. So what sellers are doing with the nicer properties is listing them and letting you know they will be reviewing offers 5 days or so after the listing hits the web. So I didn't offer because it would have been contingent on the sale of my house. My house is sold but we are still going back and fourth over the home inspection.
I also felt that I would have to offer 10 k over asking price to be in the ball park. So if the bank appraisal comes back at say 280 all is well. But if it comes back at 270 I would have to come up with another 10k to make up the difference. I think it would have come back close to right though.

The trip was a success as far as I am concerned. We meet with a realtor and think we are on the same page. We got to see some houses and neighborhoods. Drove to the mountains in a few directions. Not to many homes available in the price range we are looking with the options we want. Lots of nice places we would live in but they don't have a pool. The pool is a must for me.

    @Glenn357M

It looks like you may be chasing a hot real estate market. If you find that is the case maybe look at condo's. That will get you in Vegas without renting 3bed units available $170k - $200. When and if things cool down and you've lived in Vegas and know the areas better you can buy.

Good point Tom. These people buying my house have been a bit of a pain going back and fourth over the house inspection for the past two weeks. Which has kind of screwed up our plans/schedule. We may have to rent something for a month or two between the time of our closing and the closing on a new home. Maybe buy a van and live down by the river on the cheap lol

WE made it. Left IL Aug 3 and landed Aug 5 on my birthday. One of my daughters drove my 06 mustang gt, the other daughter drove our is250, my son drove the 22' moving truck, and my wife and I drove a rented mini van with 2 dogs and two cats. This road trip has been on the bucket list for a long time but moving here was more than icing on the cake. Awesome from Denver to Las vegas and pretty flat before that. We drove about 600 miles the first day. 700 miles plus on sat. What ever we have left as far as belongings is now in a 10x20 foot storage place. We spent a few days at the Linq before moving to Laquinta inn yesterday. This place is not bad at all. Great views out both sides of this place. I will post pics later when I get a few more minutes. Free shuttles to the strip and back.

Congrats on the move. Our move was a Penske 26' truck and a wheels up car trailer with my car. My wife followed behind with her car and the dog and her house plants. She complained when we finally got there, all she saw of the scenery was PENSKE! LOL
