    Has anyone been shopping for houses lately in Vegas and seen a upswing in prices? I have been searching the listings and
    cannot believe the houses now at $200,000 plus. Impossible to find a 2000 plus sq ft house with pool under $200,000.
    But I am seeing 2000-2400 sq houses range from 220,000 up to $280,000 even. I must be missing something. Does anyone think a person can still find something around the 160,000's with pools? Thanks for people's inputs. I have noticed many are now owner house sales also. Many more than before.

    House prices in general have been slowly going up, slowly but steady.

    I have seen the slowly the last 2 years but this last 3 months seem to have really accelerated.

    Noticed it too

    The House flippers are back at it again.

    A year ago there were some nice deals on decent houses.

    carpet + paint =75k more to price, thanks house flippers.

    I've been in some house flippers and some use good stuff/people and some don't. Some do as you said and some do more. They are not all the same fwiw.

    I wouldn't want a house that was flipped by the guy on cable show called : flipping Vegas

    His demands to get things done in short time ,guarentees his workers take short cuts when needed.

    That guy is just a jerk , but his wife has some nice paid for knockers. ;)

    The last few months have really escalated. We bought in June just before the real upturn and got a fantastic deal, off Cheyenne and Ft. Apache, Lone Mountain. You can still get something in the $160s with a pool, harder in a ranch. Ranches are about $96-$100 per sqft, whereas two story are about $90 per sqft. Very nice area, close mountains, and no SIDs or HOAs.

    160k should get you about 3bd/2bath/1700sqft.

    Just wait 3 or 4 years and the bubble will break and we will start the whole charade all over again. Gradual price increase is one thing but 15 to 30% jumps in prices are not what the industry needs right now. Heck even in Pennsylvania prices have climbed 12 to 25% in places where houses would of gone for far less.

    I am surprised by the upswing already. But my goal is to sell 3 of my 4 houses as soon as I can profit
    $50,000 on each house after expenses. I don't think we are there yet but it is close enough for me to keep a
    close on it now. I am keeping the 4th house for my semi retirement home. It is in the Henderson area.
