    difficult to imagine Wynn, a public company, would have formal, in motion plans for a billion dollar plus development at Wynn West with (a) no public announcement and (b) everyone on property with a pulse knowing about it

    Not that nothing can happen or is in the works, but you can pretty safely assume nothing major is happening at this exact point in time, and the random people on property almost certainly know nothing. This is the sort of thing that would be asked about on nearly every quarterly earnings call. Their stories lately are their UAE development, their willingness to bid in NYC, their decline in sports betting spending, extra capex in Boston, managing Macau in light of revenue constraints, and use of the REIT model. They aren't talking at all about major LV capex. But, they've made it clear they have a long term view and want to hold the land for the right time.

    I am not sure exactly what you're referrin to, but I believe they leased or licensed part of the property to RW as a stanging area for their construction. Could be that

    I don't know for sure, but that seems odd since the Wynn West site is a couple blocks from the Sphere site (and on the wrong side of LVB)

    Well, the ad scrim on RW in the background is promoting a movie on June 24. So I am guessing the fence screen is not anything recent (or RW is really behind on updating their scrims, lol)

    Google Street View shows it there in Nov 2021, but not in Feb 2021.

    I'm not sure I'd be too interested in any new Wynn buildings without Steve Wynn/Rodger Thomas designing them.

    Are Lenihan and Butler still with Wynn D&D? Perhaps they can work their magic on a new place.

    Steve and RogThom designed some magical places but they were pretty formulaic. To the point that by the time Wynn LV opened, a common refrain was "its a beautiful property, but its no Belllagio." I do think Wynncore has stood the test of time better, mainly due to its north Strip location not generating nearly as much foot traffic as Bellagio does and because the place really hasn't been tinkered with at all.

    The last place to open on the Strip and the next place to open on the Strip had construction commence on both roughly 15 years ago. Granted, Genting finished the job that Boyd started, but overall Resorts World doesn't seem to have been well received as far as excitement goes (and not having any real blackjack on the main floor doesn't help). I can almost guarantee that F-Bleau isn't really going to knock anyone's socks off.

    The main refrain I get from people on here is that they are tired of the generic glass towers and bland casino areas and want to go back to themes. It'll be interesting to see if any of the companies decide to go back to them.

    As much as I’d love another highly themed resort, I don’t think anyone at the corporate decision making level would be willing to go for it. There is a trend towards high-end yet generic designs which are beautiful yet could be found in any city and there seems to be little desire to move away from that. Even Resorts World, with the huge potential for Asian theming, was designed so conservatively that it could be mistaken for another JW Marriott.

    Although we are losing the themed Mirage, I am hopeful that the Hard Rock will not hold back on theming so that there’s proof that unique themes can still work!

    I have been hating the Hard ROck for removing the volcano, and saying that I don't want to support them because of it. But you just changed my mind. I do want more theming in Vegas so I would really like to see Hard Rock succeed.
    I love the Cosmo, but I really don't want to see the strip turn into a street filled with could-be-anywhere-in-America buildings like it.

    They are going to build a giant guitar shaped tower. That's basically the definition of theming lol

    It is, but that’s also the exterior. I hope the theming is just as sharp on the inside! It would be shame to waste such a unique building on a Marriott interior.

    If its like the south Florida version, they will go pretty heavy on the interior theming as well

    My friends host mentioned this to him during our last trip, but apparently was not certain it would occur in 2023 or 24.
