I wonder of comps will become easier over time as well…

I mean for what it's worth, it probably doesn't help that a ton of people, on VMB as an example, are constantly gushing about how it's the best thing since sliced bread. People love a shiny new thing, and when folks go in droves at the onset, of course the company will absurdly press the envelope and see how irrational human behavior is to pay these prices. And I would imagine that some fools will, indeed, pay these prices.

For those prices it better come with unlimited hookers and blow.

It’s probably an April Fools joke.

I said the same thing when I saw Circa. I think the reviews at the moment are based on everything being new. I'll admit the sportsbook is great if you are into that. The rest of the place feels pretty generic to me and I don't want a club atmosphere at the pool. I like the D/GG and really wanted Circa to be great. I feel like it missed the mark. Maybe time will prove me wrong.

PS I'm not opposed to nice things. I love the Wynn and Cosmopolitan. Now that I think about it I was hoping Circa would be the DT version of Cosmopolitan.

I can't imagine IF I were a high-level player that Circa or downtown, for that matter, would appeal much to me. I like downtown for the better-than-average gamble, better priced food and free entertainment (the people watching). IF I had a bankroll triple or more of my current, which is healthy, I would be at the Wynn or Venetian never DT. There's just not enough value. I used to think perhaps they were better or it was easier to get some of the sports comps, but I've seen this simply is not true. Not sure why a whale (ish) would even consider playing down there. And remember I LOVE DT, but let's be fair...as far as comps - zero comparison.

First time I was there I loved it. Now, if I’m there I’m there. I did look up my offers and can do Circa for casino rate, whatever that means. Take that, CIRCA!

I don't think you'll see much of an attitude change over there. I remember when Bellagio, Venetian and the Wynn opened. All you could hear was, "they'll never be able to sustain those prices!" Guess what?
It's not the strip, but the concept is the same. A fair chunk of rooms will go to comped guests, who they make money off of. Another fair share will go to those, unlike VMBers, don't care about poor gambling and just want to stay at the nice, new place DT. A great pool area and good restaurants seal the deal. The other factor is that they only have to fill less than 800 rooms.
Room rates will come down some, but don't let that term DT rates enter your mind, since it won't happen.

For the most part, we are a pretty savvy bunch on VMB and other Vegas forums. 95% of the other visitors are there to blow money. They go downtown to Circa because it is new or they think it's a better value than the pricey Strip and/or want to party.

I like Circa but given comp rooms everywhere on the strip and downtown, I wouldn't pay to stay there. Add to the fact that I can't get 2 hosts/reps to respond to me from The D/Circa, I just go with the best I can get on my own. Circa has great novelty, but give it a year and it will just be another downtown property.

I am also surprised they didn't put a spa in Circa. As far as I know, the only hotel spa downtown is at Golden Nugget. For those gamblers with a spa-visiting-spouse (me included), doesn't really do anything for them.

El Cortez claims to have a spa on 2nd floor.

My wife and I are making our first post-Covid trip in August. We looked at Circa (yes, it’s the shiny new thing) but prices were sky high even midweek. Booked Rush Tower Corner at Golden Nugget for less than a standard room at Circa.

Ironically, my only visit to Circa was because we went downtown from the strip to go to the D and play sigma derby. It wasnt working, so we went for a walk. We skipped circa on the way up because of the line to get in (for ID check because 21+, not because it was popular). On the way back, the line was shorter so we went in just to see it because it was right there. Nothing about it made me want to take any of my strip money there in the future. I'd only go downtown or consider staying there for gaming value or something unique I dont have on the strip, and in my opinion, it has neither. And some of their price gouging on food is worse than the strip from what I saw. Now, if I was a big sports bet person or pool party person, I'd probably be interested.

I would just make the point comps have (or had) zero comparison in an inverse manner. Back in the day DT comps were better than the strip for me, and it wasn't even close. Because the resorts themselves had fewer things to comp., I arranged comps for dinner, sold out and expensive boxing tickets, and show tickets off property, and at competing properties. So essentially I turned it in my favor by getting things comped that have real world value and memories for a lifetime, instead of a "nicer" suite, or another dinner. There are only so many nicer suites and dinners downtown. For the same spend, and again, it used to be larger for me, I never even got close to that anyplace on the strip. Except I guess I could say I got invited to the mansion. Otr got offered some sort of suite. Big deal. My memories are sold out boxing events, etc., not suites or a particular casino. Or for that matter, a name.

Everyone has different preferences, and a lot of this might have changed. This said, Circa reaches out to me, so the prices aren't really the prices, predicated on a lot of factors. I've been, but I haven't really taken one of their personalized offers, becuase I don't care to meet the same expectation level as I once did for any casino.

Will there be a cycle when Circa is affordable and more in line with the expectations of the average downtown visitor? Absolutely. When? Whenever the clown world economy we are all experiencing goes the other way. For how long? However long economic cycles last. FWIW, I'd categorize myself as an average downtown visitor at this point, and I don't see this changing.

I think they will have a prolonged honeymoon due to covid, but after the next Super Bowl, let's see if they come back to earth or not in terms of all of the first-timers getting their taste and then the realization that you are paying Wynn prices to dodge/avoid/put up with all that downtown brings you. There's something to be said for NOT owning the most expensive house in the neighborhood.

Not sure how much correction yuou'll see. Some I expect, but as I said earlier, A chunk od rooms will go to comps. Another chunk will go to visitors who aren't concerned with price. At that point, it won't take much more to fill 777 rooms.

I have read a lot about lines and seen some. Valet parking side facing California hotel never had a line. I think I woke up security :snore: twice as I approached.
Leaving I saw a line once of considerable :oops:length on Fremont. So just go around and walk in. :)

Bumping my earlier post, because I can’t find the answer on the Google machine. Does anybody know if all the rooms are completely constructed as of now? Because that could impact pricing if they open up another 10-25% of availability

It would be extremely odd for all the rooms not to be done. Economies of scale make construction cheaper to do everything at once.
