Mobile or manufactured house

    I am about 3-4 years from retiring and have dreamed about retiring to Las Vegas area for 30 years. My question is how do mobile homes handle the dessert heat during the summer. Are they insulated enough so they don't become an oven?
    I will most likely be living solo and I only plan on spending about 150,000 for housing so I am not looking for a large house..

    I lived in a mobile home in 1982 for graduate studies and it was a cracker box shape and hot~~~. Hopefully the insulation has improved but so has the heat. Good luck!!

    Manufactured homes are far different critters now than in the past. It's all about R-value with any housing unit. Do your research. Good luck.

    I wouldnt want to live in the neighborhood that the the trailer parks are located in. Have you looked at the metro police crime map to see what the neighborhood is like? Plus, everything is so expensive now that i wonder what the pad rental would cost. I've lived here over 30 years and the heavy traffic and high rents are making us think of going somewhere with a lower cost of living. Find a condo in an age restricted neighborhood would be my best advice in Summerlin or Green Valley Ranch.

    Thanks to everyone for the advise. I did some investigating last night and it looks like 55+ condo is a much better option.

    Mobile home parks can be nice but they still charge land rent even if you own the building, and it can be high for nice areas. There's a nice one with golf course, pools, and a restaurant where I sometimes play golf in Cathedral City CA where I have seen resale homes advertised for about 60k to 90k but the land rent/hoa fee is almost $1000/month. I believe it is a 55+ community. Every person I have ever seen there really seems to be enjoying themselves.
    It's really a gated community whose homes happen to be manufactured homes.

    I currently live in Florida but have plans to move west as soon as my house sells. Originally I had thoughts of retiring to Las Vegas but after thinking about it I have decided to move to the Phoenix area as I really don't want to live where I have always enjoyed vacationing but still want quick access to Vegas. By the way I used to live in the Mesa area.

    I have done a little research on manufactured homes. HUD came along with building regulations in about 1978 for manufactured homes. Homes before that time were considered mobile homes, after the regulations they are considered manufactured homes. If you order a new home it is generally 2x4 construction with an insulation rating of R22 (ceiling) R11 (walls) and R14 (floors). You can also upgrade to 2x6 construction with heavier insulation as high as R50-R19-R14.

    I am not a fan of paying lot rent for a home. Some adult communities allow you to own the land and then you pay a HOA for the use of amenities. There are some adult communities like this in the Vegas area. One that comes to mind is Desert Inn Mobile Estates where you pay I believe $75. per month. It is much easier to get financing if the home is newer than 1978.

    If you want to check on crime incidents you can do so on Trulia.com. Millie Fine.com is a Vegas realtor and she lists a number of adult communities in the Vegas area including some that are manufactured home communities. I am not a fan of condominium living but she also talks about adult condo communities. With condo living you still have fees for amenities.

    I have purchased a lot in an adult community in Arizona where I will be putting a manufactured home. My total HOA monthly fee is $37. which gives me access to club house, two pools, pickle ball etc. There is also a golf course in the community which you pay extra for if you use it. The lots are all serviced by city water and sewer. I will only be a 5 hour drive to Vegas or a 4 hour drive to Laughlin or a one hour flight.

    Indeed I am! Super laid back and they let my son play for free, and we usually have the course almost to ourselves so he can drive the cart. I never saw anyone there who wasn't smiling. I keep telling my wife that we could do worse than retire to Date Palm CC but she seems to have no interest in either living in a "retirement community" or a manufactured home, let alone both.

    MANY MANY rounds in that valley for this guy going back nearly four decades!!

    I agree with her, and particularly on that age-restricted thing. And logical or not, I'm still a stick-built guy.

    Ha! I always figured we were flying way below the radar of the sporting press, playing a par 3 course at a mobile home park. I guess I'll have to start picking up my ball after 6 and rake my sand tracks now.

    I've been teeing it up in the CV since the late 70s/early 80s. And I'm pretty sure I've seen 'em all, from under the lights in Indio and Mesquite to Stone Eagle and Vintage Club.

    I'll tell you what, with city-resident rates, a player can do far worse than moving to La Quinta or PD so as to be able to play SilverRock or Desert Willow at other than rack!!

    FYI I've been keeping an eye on Condo prices in the Southwest area of Vegas for over ten years now. (Not specifically 55+) It looks to me that prices will be up double digits this year. Think about buying now if you are in a position to do so.

    I have been looking into the Las Vegas manufactured home options for a while.
    Lot rents are anywhere from $650-Bout $850. This plus the home purchase is like renting a nice apartment.
    Most of these places offer a lot of activities and opportunities to interact with others. This is a great advantage over an apartment complex.
    Having internal plans and things to do is important in Vegas, it minimalizes the time you be in a casino.
