Southpoint/Silverton Areas - New Arrivials

    We live in very Humid areas of Florida. Just Finished a trip this last mid September off strip vacation at South Point. Met many people that live in this area that are used to live in Florida.

    I just retired and she is retiring in Feb 2020. When in South Point, We did good. Returning to Florida, all health issues returned.

    So considering a move. Since we are going to be retired, and no need to travel for work....

    Is the South Point and Silverton area .... WEST area, an OK place to look and live?

    My wife has an Aunt & Uncle who live in that area... and they are very happy there... property has more than doubled in value in the 7-8 years they've owned it.
    No "yard" to speak of, but that also means no yard maintenance! (They're about 1/2 mile from SouthPoint...same side of the freeway).

    Yes it's very ok in my opinion. However this varies by taste. We had a condo in the Southwest and I loved the location. We had easy access to the 215 beltway (Near Rainbow) that allowed us to get all over town in 30 minutes and I could get to Southpoint in under 15. With more info on what your looking for I can give more info I know that area pretty well.

    Sold our condo this spring I miss it :cry:.

    Thank you for being a friend early on.
    We are 120 days away from retiring in totally.

    Then there is the house to sell first in Florida.
    It is a long process, with a commitment to moving LV.

    My quote was not about housing, but about the area. We are lower middle class people. Push it with a 25c Royal Flush @ $1000, and we are middle class for a night! LOL!

    I may be wrong, but I understand the better areas are Henderson, GVR area, Simmerlin (Expensive).

    While at Southpoint, looking at the Mountains, we see new developments being built, watch the traffic, and wondered?

    How expensive is this area, and is it a better area/cost?

    This move, if decided, would occur three steps.

    1) Our Normal Visit is 5 nights. Our next Visit, we do 7 nights, with 2 full days just to talk to a Agent.
    2) If we move, we move into an apartment for one year lease.
    3) We have one year to find a home to invest our home nest egg.

    It this not a reasonable approach?

    Back to my original POST. Is the area west of the interstate, in the Silverton/Southpoint area, towards the Mountains, a decent area of Vegas?

    If OK, any where better for the retire buck?

    Are you asking what area has the best bang for your buck for buying house or gambling entertainment dining? I didn't matter to me because I would drive all over valley. Stations seems to treat locals better right now. Where I was located I could get to a half dozen off strip casinos in 15-20 minutes. Strip 20 minutes far enough to avoid traffic but not too far.

    Henderson can be good and can be not so good. Parts of it got the Hendertucky label by locals. I have four relatives living there and they have no complaints.

    I love Summerlin, Red Rock, Rampart and Suncoast are nearest Casinos for more affordable housing in that area check out the Lakes area.

    We made offer on Condo after two days looking. I had spent months researching before we got there and I told my agent I wanted two full days of her time to look at places and I'll buy lunch.

    I would skip the renting part and dive right in and buy but many people rent then buy.

    Hi Tru2Vegas, we made the move from Bonita Springs to Las Vegas in May of this year. Currently renting but just put a deposit on a home in Summerlin.     another data point, a friend of mines mother sold her house in SoCal and moved to that area.
    I asked, "Got a shit ton of money for selling her house, got a much bigger one for much cheaper, but it's hot as hell in the summer?"
    He said, "Yes."

    We're just catching on to SouthPoint and we like it.. YIL (yesterday) over 50 get you $4 movies all day.

    Your approach sounds perfectly conservative enough to give you all you need to know.
    also, consider the historically low mortgage rates. Parts of Europe are in NIRP, looking at a maybe march low point personally.

    I’ve been here for about 5 months now and am very happy with settling down here in the Southwest.

    Given it’s mostly residential here, there’s not a lot of foot traffic so most crime is of the petty kind (stealing from unlocked cars).

    Only houses to my N, NW and W have been built so there’s lots of land NE, E, SE, S and SW to be built. I’m estimating that only half of those empty lots will be developed in the next decade. Point being, it is not busy and little traffic. I left California where it took 25 minutes to commute 5 miles. Now I can roam freely without the headaches. The strip is only a 10-15 minute drive from where I live and it’s the second exit from the I-15 coming in from the south.

    While my house came in around 500k to build but houses are being built around in the 300-400k range.

    You mostly get 1) families (my neighbor across the street) 2) retirees (my neighbor to my left and 3) young couples living here (my neighbor to my right).

    I have the privilege of working from home so if you would like to view the area, I would more than love to give you a tour.

    This is great and part of what we are looking for. I see you lived South of Ft Myers, and I know that area well.

    We live in Pinellas County and have a similar Crime Map we have used to see what is going on in our area.

    We are in a decent area, but few years back, a Crime Ring was breaking into houses, and ours was one. After the break in, we watched the map, and could see the houses in our area that got hit each week. The Police finally got them, and our decent area returned to normal. This map helps us to explore better than talking to the Police in each, and every sub community. THANK YOU!

    Based on your map, the west area of Southpoint looks very impressive. Henderson is higher that I though it was, and disappointed. The Summerlin area looks great if you have the money. We do not that kind of money, but will also look at Summerlin and tease ourselves (lol). But the areas west of Silverton and Southpoint are very promising.

    We are playing with Zillow now, to get an idea of and cost.

    PS: Cindy is a big fan of HGTV. We watched the episodes of the Property Brothers renovating a BIG home for their own personal use in Las Vegas. If I had to guess, it was in Summerlin. Anyone know if this was the area?

    Please tell us more. We would hate to make a mistake.

    We love Pinellas, but have reason to leave. Why should we stay?

    We are so tired of Hurricanes.

    The only game in town is the Tampa area is the Hard Rock. The Florida Politicians have bought
    Florida into a pack not to compete with the Disney Corporation in Orlando. This means big bucks to the Florida Coffers, and no competition = No new Casinos.

    Since the Hard Rock is a Soverign Nation, they can legally make a Video Poker game, to never Royal Flush. And it is legal. And they do........

    So we want to move, away from Hurricanes, and no more fixed games, including VP. A drink while playing is $10 + $1 tip = $11. With lousy pay tables.

    So we move, for we want to play VP at the Bar, and the NFL season, is a treat.

    Silverton and Southpoint, Ketel One, and a $2 tip per drink.

    What is it. I'm missing here?

    Unless we are Beach People. We are not.

    So help us here, why to stay......

    It was about this time last year we were catching fights out of RSW on Frontier Airlines that were very reasonable. We would do are research on a area, home prices, crime map and google earth then fly out to see for are selves. Just curious on where in Estero do you live? My Mom lived in Cypress Bend just south of Walmart on 41.

    The reason we switched was for warmer weather Jan Feb and March, I'm a pool person. Also, I love to fish in the Gulf and to get into a 55+ community (we are 70+). Our decision had nothing to do with gambling and I don't think you are making a mistake. The golf in this area is outstanding but expensive during season.

    I've lived near South Point for almost 11 years. It's still a fine part of town to live in. There's a lot of new development near the M Resort, just a few miles from South Point. Lots of new housing and industry.

    The area south of the South Point is Southern Highlands. and is considered to be one of the nicer areas in the whole valley. The area west of South Point is almost completely newer homes and condos (within the last 20 years or so). Nice area.

    While looking at the crime map, it seems to stop at about Green Valley and not go into Henderson.
    We too are looking at a move to Las Vegas in the out lying areas. There is a lot of HOAs. Lots of 2 bedrooms and condos.
    Homes in our price were built in the 60s and maybe not in good areas. We are using Zillow to research the areas others have suggested.
