I hope so. Usually with newer, upscale, hip, and trendy resorts comes higher prices, poorer gaming odds, stiffer comp programs.

I'm very excited about this casino resort. I'm a big fan of everything the Steven's brothers have done, and can't imagine how downtown would look without their vision and pocketbooks.

The complaints are interesting. We complain about how rundown Binions is, but if there's discussion of changing it, we complain. We complain about LVC being a breeding ground for the homeless, but when it was bought/torn down, we complain..

Are we just a society of complainers? :)

    I digressed.
I can't wait for the new sportsbook. We visit every January for playoff football and are always searching for the perfect spot to watch the game. Hopefully this will reduce our search.

I'm also curious about the book @ GG - comments about a lack of space are accurate, but they have not been shy about moving walls to accommodate their needs, starting with the restroom/rear cafeteria/piano shuffle years ago!

People shouldn't confuse criticism with complaining. No one should accept every change happily without acknowledging the potential negative aspects of it.

Take Binions. Binions has a special place in my heart going back many years, but now it's a sad relic of better times. I liken Binions to someone who is brain dead and on life support, but neglected to sign a DNR directive, hanging on in a perpetual coma and no one can pull the plug. I can try to say good things about Binions. I kind of like Binions Cafe. Maybe there's a VP machine, or a slot machine there that everyone loves -- I have no idea. There is certainly no blackjack worth playing, and it is an empty shell of what it once was. But it remains open, with its hotel having been closed for years and all kinds of complicated financial and physical barriers to a humane ending. Even if you could save Binions, it would have to reincarnate into something very different from the Horseshoe days. It's a memory, not a current thing.

I am sure such people exist but I have not heard a single person say that they wish LVC would remain as it was, and condemn the new Circa for replacing it. Do keep in mind that there is going to be at least four years between LVC closing and Circa opening -- it's legitimate to be unhappy with that state of affairs. It is also rational and good that people critically evaluate the Circa plan. There is a huge risk here, for Downtown and for the Stevens, with the first ground-up resort project downtown in 50 years, and a pretty ambitious one. I think if anyone is up for the task it's the Stevens, and if Downtown were ever up for such a project it's right now, but there are plenty of details to pick apart as to whether it adds up, and lots of ways for it to turn out badly. Also, people may question whether Circa will offer something for them -- I know I do. I expect it will, and I will find out when it opens. There is nothing wrong with having these discussions.

My overall impression is that it's great, that Circa is not only going to be a success, it's going to move all of DT forward. But I would assume that the investors in Circa are a little less Polyanna about it than that.

I agree with your post 110%, other than the last sentence lol. I think they are very aware that the property will have the ability to move all of DT forward, but only if they do it right...continue to do it right. I've only been visiting downtown for fifteen years, but am stoked about these downtown champions trying to bring DT up a notch. I don't see all of downtown getting 'yuppified' for lack of a better term right away, part of the draw downtown is the heritage old school properties, and some like the ElCo would never, imho, purposefully reposition as a four or five diamond property. My guess is overall costs will continue their shallow upward trend, perhaps slightly faster after Circa opens. Adding that much inventory will likely depress REVPAR and provide lower room rates downtown, but will be offset by F&B, gaming and service charge increases. As occupancies increase room rates will rise and other stay costs will also keep climbing. Hopefully i'll be wrong lol!

I think from the Circa out with new and keep Circa in towards GN the same would have the best of both.

He could if that's what he wants to do. But I think he realizes that there are lots of properties out there with lower prices, better odds, and a good comp program with lots of hot water and carpets that don't smell.

Build new out from the old crap. Keep the core of DT old style as it is and let the new stuff like Circa build form there out.

I enjoy Binion’s. They have quite a few quarter 9/6 DDBP VP machines in the area next to the deli.

The security desk is close by. Therefore, the panhandlers stay away.

I play 2 to 3 hours per day, and that gives me enough in food comps to eat breakfast at Binion’s Cafe and an afternoon meal at Binion’s Deli. The pastrami on rye with potato salad is great!

That area does not seem too smoky. Also, it is much quieter than casino floors like the D (which I enjoy, but not for 2-3 hours at a time).

My little bit of play also qualifies me for one free weekday night in the quieter south tower at Four Queens plus a second night at casino rate ($35 + tax. Still no resort fee).

If I stayed at one of the “nice” hotel casinos on the Strip, I would get: 8/5 DDBP paytable, no food comps, more noise and a fat hotel bill padded with resort fees.

So......I’m one of those who would be happy to see Binion’s hang around for a while. I remember people feeling that the the Stardust was no longer competitive with the newer casino hotels. But after it was demolished, some of us missed it.

Wil I check out the Circa when it opens? Absolutely! And if they have good VP and a little breakfast comp, I will be happy!

Downtown is a great mix of old and new, luxury and value.

hopefully the stevens brothers will continue to offer the same full-pay vp games and comp policies at CIRCA that they currently offer at the GG AND the D----and----as a member of the Fremont experience group use their influence to talk to the group to get the plaza involved in their group even at this late date ---. then scuttle that ZIP LINE even though it may be profitable as they would benefit as much as the plaza with an improved and unabstructed view from all angles-----maybe convince the plaza people to pay for the demolition-------GG and CIRCA would then have unabstructed views------would think this would be a priorty for the STEVENS

You do realize that this is the Vegas Message Board. Maybe you didn't read the Ts & Cs carefully, but as a condition of posting, you must decry Binions at every opportunity. Feel free to edit your post as necessary.

(Cute emojies and smiley faces here, to designate that I recognize my own sarcasm and that my comments were not aimed at any one person [except for Robert, I guess.])
