    The wife and I have looked at some and thought about it, but we get comped suites at nice hotels so why waste the money.

    We were tempted, but decided against it. OTOH, we sat next to a couple on our flight that has one and loves it(or so they say!)

    Yes. Me and my wife own at HGVC Flamingo. We like it. Got a great deal buying it resale. We can stay at any HGVC we want. In Vegas either stay at Flamingo or Elara. I like how they are on the strip, but a little more relaxed then the casino towers. Rooms are nice.

    I have friends who own at HGVC. They like it because it forces them to take annual vacations somewhere (the husband is a dr. so hard to get away from work). They also use it when they travel elsewhere.

    I looked into timeshares many years ago and found it wasn't for me. I didn't like that you had to pay annual fees and (for many timeshares) pay a maintenance fee during your stay. I was easier for me (and cheaper) to just book rooms at the hotel casinos instead. But that is JMHO. It's not for everyone.

    Yeah, that maintenance fee almost amounts to what one would pay for a weeks vacation!

    but you own your vacation rather than rent it!

    you're building equity by owning real, deeded property!

    i've often thought i'd buy a time share week some day, and only for pennies on the penny, thanks to the aftermarket and the glut of them people are always looking to unload. even at next-to-no-cost, i'm not sure i'd find it all that worthwhile by the time i got done paying the annual fees associated with it. that annual fee is probably higher than i'm remembering.

    agree.. my friend has one at the Jockey Club. Ir was nice when it was just the Dunes there. as i handicapped the races, i would sit on the balcony overlooking the golf course. almost bought one myself, and glad i didn't. now it's swallowed up by all the new places...
    he told me that at one time the owners were going to get bought out and he thought he was going to make a nice profit, but it turns out getting the deed holders to agree was a major charlie foxtrot.

    My HGVC Maint fee is $950. That gets me a 1 week in a 1 bedroom. If I wanted I can use it instead for 3 long weekends in a studio. Comes in handy for the expensive weekends or like over New Years last year. I bought mine for $250, but after Hilton fee and title insurance it was $750. Not that bad considering it sold for $12,000 in 1994.

    that's exactly what i'm talkin' about... pennies on the dollar, but that's still a significant, locked-in annual commitment you're paying for, which i assume is the norm. and god forbid you want a time share that's available during peak season... open up the wallet!

    I have been told that the ONLY way to buy these is on the after-market! NEVER buy during the sales presentation.

    and yet there are enough people that keep buying them at the ridiculous markup rate.

    the fact that a time share company won't let you walk out of there and come back to buy a parcel the next day tells me all i need to know about the value of what they're offering.

    So far it has fit our needs and seems like a good deal. $1k for 3, 4 day weekend trips is a good deal. If we stopped using it as much or found the fees to high, I can sell it or donate it to charity and get my initial investment back i am sure. Never pay what they want in the meeting. Its crazy.

    i guess if you can get three four-day weekends out of it, that's not too shabby, especially if it comes with some amenities. i assume there's a fancy pool, lots of free flowing alcohol in the hospitality lounge and a rooftop jacuzzi!

    We were suckered into one of these last trip. Wasted almost a day there and they kept coming back with new offers- to the point we were getting more than a little pissed off. The "coupla hours" turned into five plus. Somebody suggested that it's actually not a bad way to get some freebie stuff, but the minute you sit down you pull out a stopwatch(that you started when the group presentation started) and tell them "You have x minutes left." And "just say 'no!'"

    told this story before... this was orlando... free tickets to universal, etc...
    like you 90 minutes turned into a 3 hour tour.... luckily my kids were young and getting cranky so i told the to go apeshit(well not that word) but they started running around,screaming,etc.... we had our tickets in 5 minutes.

    Could never really see the point in time share in a place like Las Vegas. Even low rollers can get free rooms! If there were no fees to pay (and there always is) then maybe it would be OK, but as long as there are comp rooms, free play etc. then no point in having a time share in vegas
